Don't Buy a Foreclosure Property That's A "Fire Sale"

I was driving in a neighborhood  here in Orlando on the way to an electrical service call the other day, and I noticed a foreclosed property  where the copper tubing had been removed from the heat pump.

Then, I got to thinking about people who maybe looking to purchase foreclosed properties because they are such a good deal right now.
I stumbled upon an internet article at HomeFinder.com and read about "foreclosure rage."  Another factor are thieves who cannot help but strip a home of all it's copper...including the copper electrical wire.

I've personally been in some of these homes.  You would be surprised at how many homes have been stripped of their copper wiring...Even the breakers taken out of the electrical panel, (I've heard that people pawn off their breakers.)

Many foreclosed properties have their main power disconnected as the bank doesn't want to pay to maintain electrical power to a vacant property.  So, what are you to do?

Since electrical service is the most crucial of your utilities, your first call should be to me.  I can take a look at a property you have placed a contract on to determine if it is safe to power up. 

Yes, you can call a home inspector.  However, they will usually interpret what they see in the worst possible light with exclusions and qualifiers that end up putting you in a state of indecision rather than certainty.  After all, these inspectors are not electricians.

Does Your Electrician Warranty their Work?

Happy New Year!  This is Frank Colburn wishing you and your family a happy, prosperous, and blessed 2011. 

Since this is the first month on the calendar.  I got to thinking about warranties.  I warranty all of my work for one year after installation or electrical service.  Did you know that not all of my fellow electricians warranty their work?

I try to save you money two ways.  First, I speak to you directly over the phone to determine your problem.  I cannot tell you how many times I have actually walked a potential customer through a problem that they eventually fixed themselves. Secondly, if I do need to come out to your property, I provide a one year warranty on any installed parts to include labor. 

Does your electrician do that?
